Residential Tenancies Act Ontario Lease Agreement
When a landlord and a new tenant agree on a tenancy agreement, they usually discuss how the rent is paid. Starting April 30, 2018, most homeowners, whether they are a property management company or an individual landlord, will be required to use Ontario`s standard lease. After signing, this document binds the tenant and the lessor in a contract called a residential tenancy agreement. The Ontario lease must contain the following data: Provincial law states that smoking is permitted in the common areas, but in the unit. However, the owner may prohibit smoking in the unit in the rental agreement. Landlords can also evict tenants if smoking damages their property or violates the rights of others.
